HOUSE BILL

        SENATOR RHOADES, STATE GOVERNMENT, IN SENATE, AS AMENDED,
           SEPTEMBER 25, 1990

                                     AN ACT

     1  Authorizing the Department of General Services, with the
     2     approval of the Governor, to sell and convey a tract of land
     3     and a right-of-way situate in Canaan Township, Wayne County,
     4     Pennsylvania; AND TO CONVEY TO THE COUNTY OF WARREN A TRACT    <--
     5     OF LAND AND THE BUILDINGS ERECTED THEREON IN CONEWANGO
     6     TOWNSHIP, WARREN COUNTY, PENNSYLVANIA.

     7     The General Assembly of the Commonwealth of Pennsylvania
     8  hereby enacts as follows:
     9     Section 1.  The Department of General Services, with the
    10  approval of the Governor, is hereby authorized and directed on
    11  behalf of the Commonwealth of Pennsylvania to grant and convey
    12  to the Adams Cable Company, for a consideration equal to the
    13  fair market value as determined by an independent appraiser
    14  selected by the Department of General Services, the following
    15  tract of land:
    16     All that certain lot, piece or parcel of land situate, lying
    17  and being in Canaan Township, County of Wayne, and State of
    18  Pennsylvania, bounded and described as follows:
    19     Beginning at an iron pin found on the common boundary line of

     1  lands now or formerly of Tammaro, Oaktree Lodge, Pennsylvania
     2  State Asylum Commonwealth of Pennsylvania and other lands now or
     3  formerly of Pennsylvania State Asylum Commonwealth of
     4  Pennsylvania; said point of beginning being the most
     5  northeasterly corner of lands herein described.
     6     Thence along other lands now or formerly of Pennsylvania
     7  State Asylum Commonwealth of Pennsylvania the following four
     8  courses and distances: (1) south 12 degrees, 03 minutes, 15
     9  seconds east, 483.00 feet to a point; (2) south 80 degrees, 55
    10  minutes, 29 seconds west, 226.64 feet to a point; (3) north 09
    11  degrees, 12 minutes, 59 seconds west, 660.00 feet to a point;
    12  (4) north 80 degrees, 53 minutes, 03 seconds east, 91.28 feet to
    13  a point on line of lands now or formerly of Tammaro.
    14     Thence along lands now or formerly of Tammaro, south 41
    15  degrees, 16 minutes, 00 seconds east, 210.00 feet to the point
    16  of beginning.
    17     Containing 2.97 acres of land more or less as surveyed by
    18  Ronald J. Gruzesky, Registered Land Surveyor.
    19     This deed is conveyed under and subject to the rights of way
    20  of any and all Public Highways and Public Utilities which may be
    21  over and across the same.
    22     Also being conveyed with the above described premises is a 33
    23  foot right-of-way running from State Route 0006 to the westerly
    24  side line of the 2.97 acre parcel herein described. Said right-
    25  of-way described as follows:
    26     Beginning at a point in the center of State Route 0006; said
    27  point of beginning being the intersection of the centerline of
    28  State Route 0006 with an existing road.
    29     Thence along the centerline of an existing road the following
    30  15 courses and distances: (1) north 21 degrees, 55 minutes, 55

     1  seconds east, 106.05 feet to a point; (2) north 34 degrees, 54
     2  minutes, 09 seconds east, 186.18 feet to a point; (3) north 03
     3  degrees, 58 minutes, 55 seconds west, 90.32 feet to a point; (4)
     4  north 19 degrees, 51 minutes, 04 seconds west, 98.98 feet to a
     5  point; (5) north 08 degrees, 12 minutes, 30 seconds east, 90.10
     6  feet to a point; (6) north 14 degrees, 12 minutes, 58 seconds
     7  west, 93.56 feet to a point; (7) north 17 degrees, 35 minutes,
     8  50 seconds west, 132.38 feet to a point; (8) north 18 degrees,
     9  55 minutes, 33 seconds east, 108.93 feet to a point; (9) north
    10  49 degrees, 53 minutes, 12 seconds east, 105.53 feet to a point;
    11  (10) north 77 degrees, 29 minutes, 26 seconds east, 102.90 feet
    12  to a point; (11) south 60 degrees, 40 minutes, 02 seconds east,
    13  164.51 feet to a point; (12) south 77 degrees, 19 minutes, 58
    14  seconds east, 131.55 feet to a point; (13) south 76 degrees, 39
    15  minutes, 56 seconds east, 81.25 feet to a point; (14) south 76
    16  degrees, 39 minutes, 56 seconds east, 16.76 feet to a point;
    17  (15) south 65 degrees, 09 minutes, 07 seconds east, 122.93 feet
    18  to a point on the westerly sideline of the 2.97 acre parcel
    19  described above.
    20     SECTION 2.  THE DEPARTMENT OF GENERAL SERVICES, WITH THE       <--
    21  APPROVAL OF THE GOVERNOR, IS HEREBY AUTHORIZED AND DIRECTED, ON
    22  BEHALF OF THE COMMONWEALTH OF PENNSYLVANIA, TO GRANT AND CONVEY
    23  TO THE COUNTY OF WARREN FOR THE CONSIDERATION OF ONE DOLLAR THE
    24  FOLLOWING DESCRIBED TRACT OF LAND AND THE BUILDINGS THEREON:
    25     ALL THAT CERTAIN PIECE OR PARCEL OF LAND SITUATE IN CONEWANGO
    26  TOWNSHIP, WARREN COUNTY, PENNSYLVANIA, AND BEING A PORTION OF
    27  THE WARREN STATE HOSPITAL LANDS KNOWN AS THE "FARM COLONY," AND
    28  IS MORE FULLY BOUNDED AND DESCRIBED FROM A SURVEY MADE BY ROBERT
    29  G. RIEDER, REGISTERED SURVEYOR SU12781, AS FOLLOWS:
    30     BEGINNING AT A ONE-INCH PIPE SET IN THE LINE COMMON TO SAID

     4  SEVERING LANDS OF THE COMMONWEALTH: NORTH 07 DEGREES 53 MINUTES
     5  34 SECONDS WEST, A DISTANCE OF 687.84 FEET TO A ONE-INCH PIPE;
     6  NORTH 60 DEGREES 05 MINUTES 38 SECONDS EAST, A DISTANCE OF
     7  200.74 FEET TO A ONE-INCH PIPE; NORTH 15 DEGREES 01 MINUTES 51

    15  SECONDS EAST, SEVERING LANDS OF THE COMMONWEALTH, A DISTANCE OF
    16  1446.09 FEET TO A ONE-INCH PIPE SET IN THE LINE COMMON TO THE
    17  COMMONWEALTH AND THE NORTH LINE OF LOT 100 OF THE AFOREMENTIONED
    18  CONEWANGO PARK SITE SUBDIVISION; THENCE SOUTH 89 DEGREES 15
    19  MINUTES 00 SECONDS EAST, WITH SAID LINE, PASSING THROUGH A PIPE
    20  AT 647.77 FEET, FOR A TOTAL DISTANCE OF 995.73 FEET TO THE PLACE
    21  OF BEGINNING.
    22     CONTAINING 36.67 ACRES, BE THE SAME, MORE OR LESS.
    23     Section 2 3.  The conveyance shall be made under and subject   <--
    24  to all easements, servitudes and rights of others, including but
    25  not confined to streets, roadways, and rights of any telephone,
    26  telegraph, water, electric, sewer, gas or pipeline companies, as
    27  well as under and subject to any interest, estates or tenancies
    28  vested in third persons, whether or not appearing of record, for
    29  any portion of the land or improvements erected thereon.
    30     Section 3 4.  The deed of conveyance shall be approved as      <--

     1  provided by law and shall be executed by the Secretary of
     2  General Services in the name of the Commonwealth of
     3  Pennsylvania.
     4     Section 4 5.  Costs and fees incidental to this conveyance     <--
     5  shall be borne by the grantee.
     6     Section 5 6.  This act shall take effect immediately.          <--
