                                     AN ACT

     1  Amending the act of April 6, 1951 (P.L.69, No.20), entitled "An
     2     act relating to the rights, obligations and liabilities of
     3     landlord and tenant and of parties dealing with them and
     4     amending, revising, changing and consolidating the law
     5     relating thereto," further providing for landlord's duties.

     6     The General Assembly of the Commonwealth of Pennsylvania
     7  hereby enacts as follows:
     8     Section 1.  Section 502-A of the act of April 6, 1951
     9  (P.L.69, No.20), known as The Landlord and Tenant Act of 1951,
    10  added December 10, 1974 (P.L.825, No.274), is amended to read:
    11     Section 502-A.  Landlord's Duties.--(a)  The retention of
    12  control of the stairways, passages, roadways and other common
    13  facilities of a tenement building or multiple dwelling premises
    14  places upon the landlord, or other possessor, the duty of
    15  reasonable care for safety in use. This responsibility of the
    16  landlord extends not alone to the individual tenant, but also to
    17  his family, servants and employees, business visitors, social
    18  guests, and the like. Those who enter in the right of the
    19  tenant, even though under his mere license, make a permissible

     1  use of the premises for which the common ways and facilities are
     2  provided.
     3     (b)  Landlords shall maintain operable carbon monoxide
     4  detectors in all rental properties.
     5     Section 2.  This act shall take effect in 60 days.
