AN ACT
1 Amending Title 68 (Real and Personal Property) of the
2 Pennsylvania Consolidated Statutes, providing for certificate
3 of identification.
4 The General Assembly of the Commonwealth of Pennsylvania
5 hereby enacts as follows:
6 Section 1. Title 68 of the Pennsylvania Consolidated
7 Statutes is amended by adding a section to read:
8 § 3115. Certificate of identification.
9 (a) Certificate.--All associations subject to this title
10 shall file a separate certificate with the recorder of deeds for
11 each unit that belongs to the association. The certificate
12 shall:
13 (1) identify the property as being part of the
14 association; and
15 (2) provide the name, address and telephone number of
16 the association or the association's servicing agent.
17 (b) Amended statement.--Each association shall be required
18 to file an amended statement for each subject property whenever
1 the information required to be filed under subsection (a)
2 changes.
3 (c) Recorder of deeds.--The recorder of deeds shall file the
4 certificates required pursuant to this section in a manner that
5 identifies such certificate with the subject property.
6 Section 2. This act shall take effect in 60 days.
