Subject: | Disclosure of visible mold in residential homes by home inspectors |
We plan to introduce legislation to require home inspectors to disclose to the residential client any visible evidence of interior mold, mildew or fungi at the time of the home inspection. In addition, the home inspector will be required to advise the client to obtain a professional evaluation. This will amend language in Title 68. A home inspector is not currently required to disclose this information which has resulted in significant financial burdens to many Pennsylvania home owners, some well over $100,000 and some the loss of their home and even bankruptcy. In addition, home owners have been inflicted with health problems due to the mold, had their credit destroyed and lost their life savings. Pennsylvanians who desire to purchase a home are currently at great financial risk because of this loophole in the law. A home is most likely the most expensive purchase a person will make in a lifetime. This one disclosure could save that asset, their financial wellbeing and their health.
