Subject: | Project Development Notifications in First Class Cities |
Homeowners and businesses regularly undertake expansion and improvement projects on their property and sometimes these projects require special exemptions from various zoning ordinances. Just as homeowners have a right to improve their properties, so too do their neighbors have a right to know about improvement projects that require zoning exemptions. Fortunately, Philadelphia – as our only first-class city – requires that property owners near project sites be notified of zoning variance requests. Nevertheless, this neighborly courtesy may not always be required in future first-class cities. To ensure that all property owners are made aware of future development projects near to them, we plan to introduce legislation to require notification of any development project in first-class cities be sent to residents within a half-mile radius of the location of the project. This will guarantee that homeowners in Philadelphia and any future first-class cities will always be made aware of development and improvement projects near to their property. This is a commonsense proposal to require that neighbors communicate with one another regarding potential disruptions and inconveniences due to construction.
