           RUBLEY, WILLIAMS, CAWLEY, E. Z. TAYLOR, ROSS, BARRAR, WILT,
           KIRKLAND AND TRUE, APRIL 7, 1999

                                     AN ACT

     1  Amending the act of April 6, 1951 (P.L.69, No.20), entitled "An
     2     act relating to the rights, obligations and liabilities of
     3     landlord and tenant and of parties dealing with them and
     4     amending, revising, changing and consolidating the law
     5     relating thereto," providing for insurance responsibility
     6     statements.

     7     The General Assembly of the Commonwealth of Pennsylvania
     8  hereby enacts as follows:
     9     Section 1.  The act of April 6, 1951 (P.L.69, No.20), known
    10  as The Landlord and Tenant Act of 1951, is amended by adding a
    11  section to read:
    12     Section 207.  Insurance Responsibility Statement.--(a)  Each
    13  lease agreement for the rental of residential property shall
    14  contain a statement with the following provision in boldface
    15  type of a minimum size of ten points.
    16         As a tenant, you are responsible for obtaining renter's
    17         insurance to protect your personal belongings from theft,
    18         loss or damage. The landlord is not responsible for your
    19         personal belongings. You should contact your insurance

     1         agent for more information. Place your initials in the
     2         block provided, next to the landlord's initials, to
     3         indicate that you have read and understand this
     4         provisions.
     5     (b)  Nothing in this act shall be construed to relieve a
     6  landlord from any action arising from the negligence of the
     7  landlord which may cause the theft, loss or damage of a tenant's
     8  personal belongings.
     9     Section 2.  This act shall take effect in 60 days.
